Serenitas operates as one of Australia’s leading pure-play land lease community providers, managing 27 communities with over 6,200 sites, including more than 4,200 developed sites, targeting over-55s with affordable housing alternatives such as National Lifestyle Villages and Thyme Lifestyle Resorts. In October 2023, Mirvac Group (ASX: MGR), a major Australian property developer and investor with over 50 years in residential products, entered binding agreements to acquire Serenitas for an enterprise value of A$1.01 billion in partnership with Pacific Equity Partners Secure Assets (PEP) and Tasman Capital Partners. The deal structure forms a joint venture where Mirvac and PEP each hold approximately 47.5% ownership, with Tasman retaining the remaining minority stake as an existing co-owner; Mirvac commits a A$300 million initial investment, with A$240 million funded on settlement targeted for Q3 2024 and A$60 million deferred for 12 months. Serenitas was previously owned by Singapore’s GIC sovereign wealth fund alongside Tasman, following GIC’s acquisition from a Blackstone venture five years prior; the sale aligns with growing demand for modern land lease communities amid Australia’s housing affordability challenges. Mirvac’s CEO Campbell Hanan highlighted the transaction as expanding its residential portfolio across housing typologies including rental, build-to-rent, land lease, and high-density living, positioning Mirvac as one of the largest owners in the sector while leveraging Serenitas’ established national platform. Existing management, led by CEO Rob Nichols and a team of over 100, will continue operating the business, supported by PEP’s Secure Assets Fund II which raised A$1.4 billion.
